Please find some of our most commonly asked questions.
Q. Who do I contact if I have a query regarding my property?
A. If you are a tenant renting the property then in the first instance you must contact your landlord. Your landlord will advise if the issue is their responsibility ie a faulty appliance or if they need to discuss the matter with Moat Lodge Management.
If you are the owner of the property then please contact Moat Lodge Management with regards to any matter that Moat Lodge Management are responsible for as per the terms in your lease .
Q. What are the working hours for Moat Lodge Management?
A. Moat Lodge Management working hours are 9:30am – 5:30pm Monday – Friday.
You can email at anytime or outside of the working hours leave a message and someone will return your call or reply to your email within 24-48 hours. We request that you do not knock on the homes of the Directors.
Q. Who do I contact if I have an emergency?
A. In case of an emergency you can contact one of the emergency services or approved contractors as detailed on the website www.moatlodge.co.uk.
Q. How do I know if something is an emergency?
A. An emergency is regarded as something that is dangerous or causing serious damage and CANNOT wait until the next working day.
Please note that any call out charges for contractors who have been called out and the matter is not an emergency will be billed to the person who called them out.
Q. Who do I contact if I have lost my keys or am locked out?
A. Strictly speaking, this is NOT the responsibility of the Moat Lodge Management and you should arrange for an emergency locksmith to assist at your own expense. We can recommend - Harrow Locksmith Pro on 020 3627 9550.
Q. When are the bins collected at Moat Lodge?
A. Green/Grey General Waste Bins are collected every week on Friday and Monday. Recycling Bins are collected every fortnight on Monday.
Q. Can I dispose of furniture, large and bulky items and electrical items at Moat Lodge.
A. No. Any of these items found at Moat Lodge will not be taken by the bin men.
These such items can be taken to the Harrow Tip where they can be disposed of. Alternatively you can arrange with Harrow Council to collect by arrangement for a small fee. Please let Moat Lodge Management know if you have arranged such a collection so that we do not take things any further. Please also see ‘useful information’ section on the website for more detail on this procedure.
If any such items are found dumped at Moat Lodge, Moat Lodge Management will investigate via the CCTV camera who has left the items and will bill the flat owner for the removal by one of our contractors at a minimum fee of £100.
Q. Is there parking at Moat Lodge?
A. Parking is only allowed at Moat Lodge in either a garage or if the owner is entitled to a parking permit. There are no visitor spaces and anyone found parking without a permit will be fined.
Q. What do I do if I have noisy or nuisance neighbours?
A. In the first instance, choose the right time to drop a note through your neighbours door or speak to the face to face, politely explaining your concern. Often people do not realise that they can be heard and are more than happy to adjust their behaviour.
Q. Are pets allowed at Moat Lodge?
A. Pets are not allowed for tenanted flats or those with communal hallways due to noise and nuisance.
Q. Am I allowed to make alterations to my property?
A. Any changes that you wish to make to your property must have permission from Moat Lodge Management, as per the terms of your lease. Please put your request in writing to Moat Lodge Management and await permission.
Q. If I notice something isn’t working or is damaged within the Moat Lodge grounds of communal areas, who should I report it to?
A. Please report any such matters to Moat Lodge Management.
